Annexation Information

The Preliminary Annexation Schedule for the Ranch at Cypress Creek MUD No. 1 was approved by the Cedar Park City Council on April 24, 2008. A Special MUD Board meeting was held at the Cedar Park Middle School cafeteria on Tuesday, April 28th, 2009 to present the residents with updated information regarding annexation of the District by the City of Cedar Park and to answer any questions or concerns.

The MUD Board is still in negotiations with the City of Cedar Park in hopes of establishing a Limited Purpose District (“LPD”) or Home Owner’s Association (“HOA”). These two options are for the purpose of ensuring that the quality of the district be maintained as close as possible to the level it is today. With either of these two options, there will be some cost to the homeowners in addition to paying property tax to the City of Cedar Park. Without either of the options, the district will be maintained by the City of Cedar Park through code enforcement, as is currently done for all the residents in Cedar Park.

Property Tax Exemptions

The District allows $15,000 of your property's appraised value to be exempted from property taxes assessed by the District if you are over 65 or disabled. To qualify for this exemption, please file an application with the Appraisal District for the county in which you own property. This form must be filed by April 30 or within one year of the date you became qualified for the exemption. Please see the appropriate application form for additional information:

Fences and Columns

The concrete fence and columns along Cypress Creek Rd, Anderson Mill Rd, Zeppelin Dr, Sunchase Blvd, and adjacent to the Austin Community College campus are the property of the Ranch at Cypress Creek Municipal Utility District No 1 (the "District").  Any removal of the fence or columns to allow access to private property must be done by the District. Please contact one of your board members if you need to arrange to have work done. Please do not do any work involving the fence or columns yourself.
